Why businesses choose Leigh House over a city centre office
We make everything simple, and we are honest about the price from the start.
- One agreement, one payment. There is one licence agreement and one payment, whether you pay monthly, quarterly or annually.
- No hidden costs. The price we quote is the price you pay.
- Free on-site parking. In a city centre, parking is a cost you have to plan and pay for. Here it's free, and the grounds are floodlit.
- A setting no glass-box office can match. Your office is in a Grade II listed building, in over an acre of gardens and grounds that tenants are welcome to wander through, with a south-facing view over the extensive gardens.
- Easy to reach. Road, rail, bus and air links are close by, and bus stops are around a two-minute walk away.
- Close to everyday amenities. M&S and Asda at Owlcotes Shopping Centre are nearby, and several restaurants are open at lunchtime as well as in the evening.
- A healthier working day. We're open Monday to Friday, 8am to 6pm, and we're closed at weekends and on bank holidays. We think work-life balance and mental health matter, and that a ten-hour working day is long enough.
- A building run by people who care. Our reception is staffed, and we keep an eye on who comes and goes during the day to protect the building and everyone in it.
What our tenants say, and where they go next
Some of our tenants have worked here for over ten years. Others have been with us a few months. Several have grown within the building and then outgrown it, moving on to larger premises, which is exactly what a springboard office is for.
- John Sisk & Son Ltd rented a temporary office with us for nine months. James Tomlinson described the space as clean, modern and well maintained, with fast internet and comfortable workstations, and said our team was responsive and professional from setup onwards.
- Geodis FF United Kingdom Ltd. Joann Fitzpatrick praised the listed building and mature grounds, plenty of parking for tenants and visitors, nearby shops and restaurants, and easy journeys by bus or train.
- Ashleigh Gardner Counselling & Psychotherapy. Ashleigh values a reception where clients are welcomed warmly, along with privacy and on-site parking.
- Joanne Higgins Psychotherapy Services. Joanne appreciates the staffed reception, the waiting area and the discreet, peaceful setting with good transport links.
- Meeting room guests such as Jan McGuinness and Lynda Mayall have praised the rooms and said our team was excellent to deal with.

Questions we're always asked
Is the price really all inclusive?
Yes. We are upfront from the outset, and we quote one clear price so there are no surprises after you move in.
Can I access the building at any time?
No. We're open Monday to Friday, 8am to 6pm, and closed at weekends and on bank holidays. That is deliberate: we believe a healthy work-life balance matters, and that an 8am to 6pm day is long enough.
Is there parking?
Yes. Parking is free and on site, for tenants and their visitors. The grounds are fully floodlit.
How long do I have to commit for?
You can sign for anywhere from 3 to 24 months. The price is pro-rated according to the term, so you only commit for as long as you need.
How quickly can I move in?
Once you've signed your licence agreement and paid your deposit and licence fee in advance, we prepare your office, which can take just a few days.
Is the building secure?
Yes. Entry is controlled and works through your mobile phone, and our reception is staffed during opening hours. We monitor people coming and going during the day.
What if I need only part of the service?
We also offer virtual offices and meeting and conference room hire, so you can choose the level that fits your business.
Is Leigh House suitable for a shop or retail business?
No. We're a professional, office-based setting and not a street-facing, high-footfall location.
How do I get here without a car?
Bus stops with services to Leeds, Bradford and Pudsey are around a two-minute walk away, and Pudsey train station is about a 15-minute walk.
